# Properties

> Add listings, set your co-broke fee, and launch them to the network.

**Properties** are the listings you bring to the network. A property only starts matching once it's **launched**.

## Add a property

<Steps>
  <Step title="Open the form">
    **Properties → New property**.
  </Step>

  <Step title="Enter the details">
    Location, price, type, beds, size, and amenities. Location is geocoded so the property can be matched by distance — include the town/city (for example, "Nine Elms, **London**") so it lands in the right place.
  </Step>

  <Step title="Add a description">
    Write it in the rich-text editor, or click **Auto-generate** to have BrokerBuddy draft one from the details and photos. Edit freely afterwards.
  </Step>

  <Step title="Add photos">
    Upload images — the first becomes the cover.
  </Step>
</Steps>

## Launch a property

Launching is what makes a property matchable and visible to other brokers. In the launch dialog you set:

<AccordionGroup>
  <Accordion title="Sub-agent fee">
    The share you'll pay a broker who introduces a buyer (usually a percentage of the sale price). This is what other brokers see as their potential fee on your listing, so set it deliberately.
  </Accordion>

  <Accordion title="Who can see it">
    * **Public** — visible to the whole network.
    * **Pocket** — only visible to brokers in [circles](/circles) you share. Use this for off-market listings.
  </Accordion>
</AccordionGroup>

<Note>
  Only **live** properties match and appear in other brokers' opportunities. A launched property shows its status on the card.
</Note>

## Manage a launched property

* **Edit** — update details, price, or description any time.
* **Pause / unlaunch** — take it off the radar without deleting it. If a launched property has active deals, unlaunching walks you through the impact first.
* **Mark sold** — closes it out.

## Importing from Loop (UK)

If you use Loop CRM and your market supports it, you can sync listings automatically instead of adding them by hand. See [Data connections](/data-connections).
